Real Estate Sales in Poland in 2024
In 2024, 573.1 thousand transactions were registered in the Real Estate Price Register (RCN), which formed the basis for this study. The number of real estate purchase-sale transactions registered in 2024 was 9.4% higher than in 2023. However, the total value of concluded transactions increased by 22.5%.
The number of properties sold in 2024 increased by 7.8%, and their value increased by 22.5%. In the case of built-up properties, an increase in the number of transactions by 13.1% was recorded, and the transaction value increased by 21.5%. The number of transactions involving unbuilt land plots registered in 2024 increased both in terms of number (by 10.1%) and value (by 23.9%) compared to 2023.
In 2024, the majority of real estate purchase-sale transactions occurred in urban areas (59.7% of all transactions), accounting for 73.5% of the real estate sales value.
The largest number of real estate purchase-sale transactions was concluded in the Mazovian Voivodeship. The smallest number and value of real estate sales were recorded in the Opole and Świętokrzyskie Voivodeships.
Most transactions registered in the RCN concerned premises, which accounted for 51.1% of the total number and 53.0% of the value of all real estate purchase-sale transactions.
The share of unbuilt land plots in the number and value of sold properties was 33.2% and 20.0%, respectively, of all registered real estate transactions. Built-up land plots accounted for 15.7% of the number and 27.0% of the value of registered transactions.
In 2024, the Polish residential real estate market was dominated by secondary market sales, which accounted for 58.4% of the number of transactions and 53.7% of the value of sold residential properties. In the residential real estate market, objects with an area from 40.1 m² to 60.0 m² were most frequently sold.
Sales of non-residential premises accounted for 11.6% of the number, 8.9% of the value, and 10.4% of the usable floor area of sold properties.
In 2024, properties built-up with residential buildings accounted for 66.7% in terms of number and 57.4% in terms of value of sold built-up land plots. In both cases, the share of built-up agricultural land was 6.0% and 3.0%, respectively. Other built-up properties accounted for 27.3% of the number and 39.7% of the value of sold built-up land plots.
Among sold unbuilt land plots, unbuilt agricultural land constituted the largest share (61.9% of the number and 41.5% of the transaction value). Transactions concerning plots for development accounted for 35.5% of the number and 57.2% of the value, while transactions involving unbuilt forest plots accounted for 2.6% and 1.2%, respectively.
Average Area of Sold Properties
The average usable floor area of residential premises sold on the primary market in 2024 was 55.8 m², and on the secondary market – 53.2 m².
The average usable floor area of commercial premises sold in 2024 was 116.0 m², office premises – 187.8 m², and garages – 26.4 m².
The average cadastral area of unbuilt agricultural land subject to sale in 2024 was 0.70 ha, plots for residential development – 0.18 ha, industrial development – 0.98 ha, commercial development – 0.48 ha, other development – 0.29 ha, and unbuilt forest plots – 1.03 ha.
Real Estate Prices
In 2024, residential real estate prices were 15.0% higher than a year earlier (in 2023 – by 8.8%). Price growth on the primary market was 16.5%, and on the secondary market – 13.4%.
The average price of a property acquired on the primary market was 536.3 thousand złoty, and on the secondary market – 451.5 thousand złoty.
The average price of 1 m² of usable floor area of residential real estate sold on the primary market (9.6 thousand złoty) was 1.1 thousand złoty higher than on the secondary market (8.5 thousand złoty). The median price of 1 m² of residential real estate sold on the primary market was 8.9 thousand złoty, and on the secondary market – 7.5 thousand złoty.
The average price of one commercial premises was 1,048.9 thousand złoty, office premises – 1,752.5 thousand złoty, and a garage – 53.1 thousand złoty. The average price of 1 m² of commercial premises was 9,042 złoty, office premises – 9,332 złoty, and garages – 2,007 złoty.
The average price of properties built-up with residential buildings was 642.7 thousand złoty, built-up agricultural land – 370.3 thousand złoty, and other built-up properties – 1,100.9 thousand złoty.
In 2024, the average price of unbuilt plots for development was 352.0 thousand złoty (including: for residential development – 280.3 thousand złoty, industrial – 1,067.5 thousand złoty, commercial – 1,442.9 thousand złoty, other development – 317.5 thousand złoty), agricultural land – 146.6 thousand złoty, and forest land – 104.4 thousand złoty.
Among unbuilt plots, the highest average price per 1 ha of cadastral area was recorded for commercial development plots (2,998.3 thousand złoty) and residential development plots (1,550.1 thousand złoty), and the lowest – for forest plots.
Basic Information About the Real Estate Market
REAL ESTATE (NIERUCHOMOŚĆ) – parts of the earth's surface constituting separate ownership (land), as well as buildings permanently attached to the land or parts of such buildings, if according to special regulations they constitute ownership separate from the land. There are three types of real estate: premises, buildings, and land.
NOTARIAL DEED (AKT NOTARIALNY) – a document confirming the performance of a legal act, drawn up entirely by a notary, then read out to the parties and signed by them (Act of 14 February 1991, Notary Law, Journal of Laws 2024, item 1001, as amended).
NOTARIAL DEEDS CONCERNING THE SALE OF REAL ESTATE (AKTY NOTARIALNE DOTYCZĄCE SPRZEDAŻY NIERUCHOMOŚCI) – notarial deeds concerning the sale of agricultural real estate, sale of premises, sale of land with a residential building, sale of land with a building for other purposes, sale of unbuilt land, sale of other real estate, establishment of perpetual usufruct in favor of the State Treasury or a local government unit (including with the sale of a building), sale of real estate to the State Treasury or a local government unit, sale of cooperative ownership right to a premises, and sale of perpetual usufruct right.
According to notarial reporting conducted by the Ministry of Justice on form MS-Not24, in 2024, 545,800 notarial deeds concerning the sale of real estate were signed, which is 6.8% more than the previous year. Compared to 2023, the largest increase in the number of notarial deeds was recorded in the case of sales of land with residential buildings (by 17.0%), while the largest decrease was recorded in the case of notarial deeds concerning the establishment of perpetual usufruct in favor of the State Treasury or local government units in connection with the sale of a building (by 15.8%).
In the structure of notarial deeds concerning the sale of real estate in 2024, premises sale agreements dominated, accounting for 40.3%. Additionally, sale agreements for unbuilt land (22.0%), agricultural land (10.9%), land with residential buildings (10.7%), and cooperative ownership rights to premises (7.8%) constituted significant shares.
