According to preliminary BIG DATA RynekPierwotny.pl figures, the average price per square meter of new apartments in the seven largest metropolitan areas remained unchanged. Wrocław led the price increases in 2023 with a 12% rise, while Warsaw saw the smallest increase at 5%.
Prices increased in all metropolitan areas, but in five of them, the growth was single-digit – something not seen in six years. The highest increase was in Wrocław (14,700 PLN/m², +12%), followed by Łódź (11,500 PLN/m², +10%) and Poznań (13,300 PLN/m², +8%). Prices in Tricity, Kraków, and the Upper Silesian-Zagłębie Metropolis rose by 6–7%, while Warsaw saw a 5% increase.
The second half of 2023 saw a slowdown in price growth. In December, prices remained at November levels, and in Tricity, they even dropped slightly (-1%). Future price stability or decline will depend on the availability of affordable housing for average mortgage buyers. Otherwise, rising costs of premium developments, construction materials, and labor could drive prices up again.
