Can foreigners rent housing in Poland?

Yes, foreign citizens can freely rent apartments or houses in Poland. EU citizens have the same rights as Polish citizens, while citizens from outside the EU only need a valid visa or residence permit for long-term stay. In practice, a passport is usually sufficient. No special permits are required to rent housing — we regularly work with expats and help them overcome language barriers when signing a lease agreement.

Can foreigners buy property in Poland?

Yes, foreigners have the right to purchase real estate in Poland. Citizens of EU countries can freely buy apartments, houses, and commercial properties without any permits (with the exception of agricultural land). Citizens from outside the EU can also freely purchase apartments without permits. However, to purchase a detached house or a land plot, the buyer must obtain a permit from the Polish Ministry of the Interior. In this case, holding a Polish residence permit is required.

What documents are required to rent an apartment?

An identity document is required — a passport or ID card for Polish citizens, and only a foreign passport for foreigners. Landlords may request a document confirming legal stay (for non-EU citizens — a valid visa or residence card). Sometimes property owners ask for proof of financial solvency, such as an income certificate, employment contract, or references from a previous rental. Our agency will help prepare all the necessary documents and, if needed, provide a bilingual lease agreement.

What documents are required to purchase property?

A foreign buyer only needs to present a passport (or a national ID card for EU citizens). If you are not an EU citizen and plan to purchase a house or land, a permit to acquire real estate is required (issued by the Ministry of the Interior). The purchase transaction is completed before a Polish notary — by law, the notary certifies and registers the ownership agreement. To certify the transaction, the notary will require your documents (passport, permit if applicable), and if you do not speak Polish, a sworn translator will be invited.

What are the main rental conditions (term, deposit, and payment)?

The standard term for long-term rental in Poland is usually a minimum of 12 months. When signing a lease agreement, the tenant typically pays a security deposit equal to one or two months' rent, as well as the rent for the first month in advance. Rent is then paid monthly (most often by bank transfer). The terms regarding duration, deposit amount, and payment method are always specified in the contract.

Are utilities included in the rent?

This depends on the specific offer. Usually, the advertised rent does not include basic utility costs — such as building maintenance fees, electricity, gas, internet, or TV. Always clarify with the landlord which utility payments are included in the monthly rent before signing the contract.

What is the agency's commission and when is it paid?

Our agency's services are paid as a one-time fee upon successful completion of the transaction. When renting a property, the commission usually ranges from 50% to 100% of one month's rent and is paid after the lease agreement is signed. When purchasing real estate, the agency commission is typically around 2–3% of the property price. All financial terms are agreed in advance, and payment is made at the time of signing the purchase or lease agreement.

How are property viewings conducted?

We organize viewings at a time convenient for you and accompany you at every stage. Our agent will show the selected apartments or houses, provide the necessary information, and answer questions. If multiple properties are scheduled, we can transport you by our car to all viewing locations. If necessary, for example after the transaction, our manager can also accompany you to other institutions related to the deal (notary, administrative offices, banks, etc.). Our goal is to make the viewing process comfortable and informative for you.

Do you provide services in English and other languages?

Yes, of course. Some of our staff speak English, Ukrainian, and Polish fluently, as well as Russian, Turkish, and other languages. We accompany clients at all stages of renting or purchasing with a specialist who speaks Polish and the client's language. You can communicate with us in the language that is most convenient for you — we will ensure full understanding and translation of documents if necessary.

What taxes and additional costs arise when purchasing property?

In addition to the property price itself, the buyer should budget for associated costs. First of all, this includes the notary fee for certifying the transaction — notary fees are regulated by the state and depend on the property value (up to approximately 10,000 PLN). When purchasing on the secondary market, a 2% civil law transaction tax (PCC) applies. If the property is purchased from a developer (primary market), this tax is not paid by the buyer. Additionally, a state fee is charged for registering ownership in the land and mortgage register (several hundred PLN). Do not forget to account for the agency fee, as well as possible costs for document translation and legal services if necessary. If you do not own residential property in Poland or abroad, you are exempt from paying the 2% PCC tax.

Is it possible to rent or buy property remotely while being outside Poland?

Yes, it is possible. We regularly work with clients who are physically located abroad and organize the entire transaction process remotely. At the property selection stage, we conduct video viewings — you can see the apartment or house via live video call. All documents can be agreed upon and signed remotely — preliminary agreements are sent for electronic signing, and required originals are delivered by courier. To complete a purchase transaction without personal presence, you can issue a notarized power of attorney to our representative in Poland, who will sign the final agreement on your behalf. Modern technologies make it possible to carry out the entire process — from viewing to funds transfer — remotely, and we fully support you throughout.

Do you assist with relocation and post-transaction arrangements?

Yes, we provide clients with full support from arrival to move-in. If necessary, we can meet you at the airport and help you get to your place of residence. Our managers also assist with organizational matters after the contract is signed: advising on residence registration, connecting utilities, opening a bank account, insurance, and other important relocation details. We aim to make your relocation and settling-in process as smooth as possible.

Can foreigners obtain a mortgage from a Polish bank to purchase property?

Yes, foreign citizens can obtain a mortgage loan in Poland, although bank requirements are stricter than for residents. Our agency can recommend mortgage brokers and banks that work with expats and accompany you throughout the loan application process.
