Development of the housing market in Warsaw and the Masovian Voivodeship – April 2025
According to preliminary data, 1,426 apartments were put into use in Warsaw in April 2025, which is an increase of 88.6% compared to the same month in 2024.
Summary of the period January-April 2025:
• In Warsaw, 5,587 apartments were delivered (31.1% increase year-on-year)
• In the entire Masovian Voivodeship, 12,819 apartments were delivered (9.2% increase)
Structure of the housing market:
1. Individual construction:
◦ 222 apartments (48.0% increase compared to 150 in 2024)
◦ Average area: 172.4 m² (13.7 m² decrease)
2. Commercial construction (for sale/rent):
◦ 5,301 apartments (28.9% increase from 4,111)
◦ Average area: 51.4 m² (5.9 m² decrease)
3. Cooperative housing:
◦ 64 new apartments
◦ Average area: 49.1 m²
Investments started:
• A total of 5,037 apartments were started (a decrease of 6.9%)
◦ 4,846 in commercial construction
◦ 191 in individual construction
Building permits:
• Permits/notifications issued for 3,799 apartments (a decrease of 50.9%)
◦ Including 189 in individual construction
Spatial trends:
The average area of an apartment in Warsaw was 56.2 m², which means a decrease of 5.6 m² compared to 2024. There is a clear trend towards decreasing square footage in all market segments.
